Look at this, okay? The Real Estate Data Aggregator counted 866 homes for sale across Englishtown, Marlboro, Morganville, Freehold, Holmdel, Monroe Township and Old Bridge in the three months ending August 31, 2026. That is up 12.5% from the same months last year. More competition for sellers. A little more breathing room for buyers.

But here is the thing you gotta see. The National Association of Realtors says inventory nationwide rose to 1.60 million homes in September 2026. That same pull is showing up right here. More homes on the market, but buyers are taking their time.

Pending sales are slipping

The Real Estate Data Aggregator counted 956 pending sales across this market in the three months ending August 31, 2026. That is down 5.4% from a year before. Contracts are being signed, just not as fast. Realtor.com reported September pending home sales were down 11.3% year over year nationally. So this is not just a local thing.

Rates are making buyers pause

Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. Realtor.com reported the average mortgage rate on the market right now at 7.40% as of October 22, 2026. Realtor.com also noted rates surged above 7% for the first time since January 2025. That kind of rate stops some buyers cold. It slows the pace of contracts.
