More homes are on the market, but buyers are still moving carefully

Real estate, Primary market

Look at this. The Real Estate Data Aggregator counted 866 homes for sale across the Primary market in the three months ending August 31, 2026. That is up 12.5% from the same months of 2025. More choices for buyers means sellers have to be sharper about price and condition.

But here is the thing. The Real Estate Data Aggregator also counted 956 pending sales across the Primary market in that same period. That is down 5.4% from a year before. Buyers have more to look at, and they are taking their time. Not every listing is moving the same way.

Realtor.com reported that for-sale listings were growing nearly 7% nationwide for the week ending October 10, 2026. That is the bigger picture behind what the Real Estate Data Aggregator is showing right here at home.

How each ZIP code looked

The story is not the same in every neighborhood. Check this out. The Real Estate Data Aggregator counted 72 homes sold in 07746 in the three months ending August 31, 2026. That is up 14.3% from a year before. The median sale price there came in at $927,500, up 9.8%. Homes sold in a median of just 16 days, which was 9 days shorter than the same period in 2025.

Over in 07751, the Real Estate Data Aggregator counted 58 homes sold in the three months ending August 31, 2026. That is down 19.4% from a year before. But 70.7% of those homes sold above list price. That is up 26.3 points from 2025. So even where volume dipped, sellers who priced right still got strong results.

In 07733, the Real Estate Data Aggregator counted a median sale price of $1,115,888 in the three months ending August 31, 2026. That was down 5.4% from a year before. Homes for sale there rose 25%. Days on market stretched 4 days longer. That is where pricing and prep matter most right now.

What buyers are paying over list

Even with buyers moving carefully, the Real Estate Data Aggregator shows sellers are still getting over list price in most ZIPs. In 07751, the average sale came in at 103% of list price in the three months ending August 31, 2026. In 07733, it was 103.9% of list. In 07746, it was 103.5% of list. Those are real numbers, not luck. They come from homes that were priced and prepared well.

The rate picture right now

Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 15, 2026. The 15-year fixed came in at 6.71%. Those rates are part of why buyers are comparing more carefully before they move.

The National Association of Realtors reported that existing-home sales across the country reached 3.99 million units in September 2026. National inventory rose to 1.60 million homes. Prices were up just 1.3% year over year. That is a slower pace than this market has seen in most ZIPs.

How fast are homes going under contract?

The share of homes that went under contract within two weeks of listing is one of the clearest signs of buyer urgency. In 07751, the Real Estate Data Aggregator counted 39.7% of homes going under contract within two weeks in the three months ending August 31, 2026. That is up 12.6 points from a year before. In 08831, only 21.4% went that fast. That ZIP also had a median of 73 days on market. Those two ZIPs are living in very different markets right now.

What this means if you own here

The Real Estate Data Aggregator counted 994 homes sold across the Primary market in the three months ending August 31, 2026. That is down 1.9% from a year before. New listings across the market came in at 1,100, up just 0.6%. Inventory is building a little, and pending sales are softer. That is not a reason to panic. It is a reason to be precise.

In 08857, for example, homes for sale rose 50% from a year before in the three months ending August 31, 2026. Pending sales there fell 11.4%. Days on market stretched to 63. That is a ZIP where a seller needs a clear plan. In 07746, the picture is the opposite: more sales, faster closes, higher prices.

In short
  1. The Primary market has more homes for sale than a year ago, and buyers are taking longer to decide.
  2. Most homes are still selling at or above list price, but the gap between ZIPs is real.
  3. One street can read very differently from the whole ZIP code.
  4. The three months ending August 31, 2026 show that clearly.
