One part of the Primary market is moving much faster than another
Look at this, okay? The big number you gotta see first: Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is real money on every payment. But here is the thing. Even with that rate sitting there, the Real Estate Data Aggregator counted homes in ZIP 07746 selling in a median of 16 days. Over in ZIP 08831, the median was 73 days. Same market, same rate, totally different story. Which ZIP your home is in matters a lot.
How fast each ZIP is moving
See that? Five of the seven ZIPs sat under 25 days. The Real Estate Data Aggregator counted 07746 at 16 days, and that was 9 days shorter than the same period in 2025. ZIP 07751 came in at 20 days, unchanged from a year before. ZIP 07733 was 18 days, though that was 4 days longer than 2025. ZIP 07726 was 23 days, and ZIP 07728 was 22 days. Those five are moving. Then you got 08857 at 63 days and 08831 at 73 days. That 73 was 9 days longer than a year ago. Not every home sold fast, and that is the honest truth.
What sellers are getting above list

Check this out. In ZIP 07751, the Real Estate Data Aggregator found that 70.7% of homes sold above list price. That is up 26.3 points from a year before. Sellers there averaged 103% of list. ZIP 07746 was right there too, at 103.5% of list, with 63.9% of homes going above. Over in ZIP 08831, only 35.2% of homes beat list price, and the average sale came in at 99.7% of list. Not bad, but a different conversation.

The Real Estate Data Aggregator put ZIP 07733 at a median of $1,115,888, but that was down 5.4% from a year ago. Small dip, honest admission. ZIP 07746 came in at $927,500, up 9.8%. ZIP 07751 hit $844,500, up 3.9%. ZIP 08831 had the lowest median at $540,000, but it was up 10.8% from 2025. So even the slower ZIP saw prices climb.
The whole market together
The Real Estate Data Aggregator counted 994 homes sold across the Primary market in the three months ending August 31, 2026. That was down 1.9% from a year before. Homes for sale rose 12.5%. More choices for buyers, a little more competition for sellers. Pending sales were down 5.4%, so not every deal is closing as fast as it was. The National Association of Realtors reported that nationally, months of supply hit 4.9 months, the highest in over ten years. Here in the Primary market, most ZIPs are tighter than that.
Rates are part of this story
Freddie Mac reported the 30-year fixed rate averaged 7.40% as of October 8, 2026. The 15-year averaged 6.73%. The Federal Housing Finance Agency reported U.S. house prices rose 0.3% from the prior month in July, seasonally adjusted. Rates are high. Prices are still moving in most of this market. Those two things are both true right now.
